Lease Contracts
A signed tenancy contract isn’t worth much until it’s registered. We handle Ejari and Tawtheeq registration so your lease actually holds up.
Why Registration Is the Part That Matters
An unregistered tenancy contract generally isn’t enforceable if a dispute arises, and it blocks downstream processes — no DEWA or ADDC connection, no visa application tied to that address. Registration is what converts a signed agreement into a legally recognised tenancy.
Two Systems, One Purpose
Dubai — Ejari
Registered via the REST app or trustee/typing centres, with a modest all-in fee. Required for DEWA connection and most visa processing tied to a Dubai address.
Abu Dhabi — Tawtheeq
Managed through the TAMM platform with its own flat annual fee structure — a different process and fee model from Dubai’s, easy to mix up if you operate in both emirates.
Commercial vs. Residential
Both systems handle commercial and residential leases, though documentation expectations can differ by lease type.
What Hayakom Handles
We handle registration correctly the first time, in the right system, for the right emirate:
- Tenancy contract drafting and review
- Ejari registration (Dubai) and Tawtheeq registration (Abu Dhabi)
- Renewal and amendment processing as tenancies change
- Documentation support if a registration-related dispute arises
- Commercial and residential lease handling
How It Works
1. Contract Review
We review or help draft the tenancy contract.
2. Documentation
We prepare the documents the registration platform requires.
3. Registration
We register via Ejari (Dubai) or Tawtheeq (Abu Dhabi).
4. Certificate Issued
You receive your registration certificate and number.
Renewals Don't Register Themselves
Every tenancy renewal needs its own registration update — it’s easy to assume the original registration carries forward automatically, and it doesn’t. We track your registration status so renewals happen before, not after, you need proof of a valid lease.
